running training for someone with bad knees

As a fairly new triathlete I am strggling with the run as have bad knees and have been told not to do too much running given the effect on the knees. This is due to problems from playing squash and soccer and three key hole suregries on my cartliages. WIth that in mind I am looking for the best training I can do that is either:
no impact running (trying the cross trainer in the gym but not sure how well it mimics running)
low impact running (running on sand up hills – any drills people might have)
better shoe equipment or other gear that lessens knee impact.
I need ti improve my run without actually running in the standard sense!
Any help much appreciated
